DENS Rent Aid

For people who have come through other DENS services, DENS Rent Aid provides support for a move into more independent living. For homeless people who can afford to rent but don’t have the funds for a deposit, DENS has arrangements with local landlords to provide a guarantee for 2 years in place of a deposit. The majority of people move into shared houses, but users over 35 can also go into a single property. Tenants are responsible for their rent, council tax and utilities. The aim of the scheme is to provide a stepping stone towards independent living.

While the level of support varies, the team can help with drug and alcohol dependencies, mental health issues, and finding employment. Tenants are expected to engage with staff, and regular meetings and home visits ensure that they are making progress.

Julie - Rent Aid Manager

Julie joined Rent Aid in Febrary 2016 having previously worked as a housing & homelessness law specialist for the Citizens Advice Bureau, Julie has over 19 years experience in residential lettings and property management.

Sharon - Rent Officer

Sharon joined Rent Ad in 2014 having previously worked as a senior credit controller and litigator for a non-highstreets mortgate lender. Sharon has over 20 years experience in finance and debt recovery.

Karen - Tenancy Sustainment Officer

Options for Services

We currently offer two levels of service:

Option 1 – Lease Option

We have a long track record of working with and supporting landlords and we have learned that being a landlord can be a tricky business. With this in mind we have developed the ideal approach to leasing your property:

Our Guaranteed Rent service offers landlords the benefit of a guaranteed fixed income on their property, regardless of whether or not it is let or the tenant stops paying. It's the perfect 'let and forget' solutions for busy landlords.

So what's the catch? There isn't one

Many people ask us how we make our money, particularly when we charge no set up fees, the answer is pretty simple.

As a social letting agent we have no huge overheads, we don't advertise on the big portals such as Rightmove & Zoopla therefore we don't have the need to charge fees to cover this.


Option 2 - Full Management

We offer the same level of service to you as any High Street agent but for less. Our fully managed service is 10% (no VAT), we collect the rent for you, carry out inspections and report any maintenance issues to you.

We provide a comprehensive service for landlords that starts with tenant selection and continues through to the end of the tenancy.

Frequently Asked Questions

What set-up fees do I have to pay you when you rent my property?

Nothing. We charge a flat rate of management fee. There are no extras.

Who arranges the legal paperwork, the inventory? Do I need to sign the tenancy?

Rent Aid arranges legal paperwork and will take a full inventory of fixtures and fittings within your property. Once you have signed our agency agreement, we can sign tenancies on your behalf.

I am worried about the condition of my property when it's let?

We carry out regular announced inspections as well as meeting with tenants regularly to meet their support needs.

How much rent will I receive and when?

Following our inspection, we will be able to tell you the rent we can pay to you. Once the lease is completed, we will pay your rent monthly in arrears.

How long will the whole process take?

Subject to the necessary paperwork and inspection, we can start the lease after initial inspection of the property.

Do you want to property furnished?

We are happy to take the property furnished or unfurnished.

Who will you house in my property?

We will be your tenant and then sub-let the property to a client who has successfully passes our selection process. We carefully select and interview suitable tenants to whom we peovide ongoing support.

Who pays the Council Tax, water rates, gas and electricity bills?

We will take responsibility for all the household bills, once the lease has started.
